Why Attached?
A large interior square footage and a generous backyard are achieved by attaching the two houses. The typical side yards of a detached house is underutilized, most often only used to go between front and back yard areas. By attaching the two houses this underutilized space becomes additional living space without compromising the size of the backyard. By attaching the two houses energy efficiency is greatly increased as well because 1/3 of the wall envelope is not in contact with the exterior elements. In the Z-Haus privacy is not compromised by being attached. The demising walls between the two houses have been engineered to eliminate sound transfer from one side to the other. The system is made up of a double framed wall with a 1” air space between them to acoustically isolate one from the other. Both walls are fully insulated. The outside of each wall is clad with one layer of 1/2” plywood and two layers of 5/8” sheetrock. This assembly creates a robust acoustical separation.
Floor Plan
Z-Haus 1+2 are organized vertically rather than horizontally in order to maintain a small building footprint. A small building footprint maximizes outdoor living space and reduces the amount of storm water runoff from the roof. To visually unite the interior living spaces, each level is connected to the next by an easy half flight of stairs. From any given room the space flows to both the level below and that above, creating a seamless flow of light and space from top to bottom.
The floor plan is organized to maximize living space by eliminating hallways and stacking plumbing & mechanical systems in one central location. The kitchen, upper bathrooms, laundry room and mechanical room are all located and stacked in a central core. Ductwork and pipes run through a single vertical chase exiting at the roof. Along with saving space, this organization also allows all the fan and mechanical venting to exhaust through the roof, leaving the facades free of unsightly vents.
TPO Membrane Roof
TPO is 'thermoplastic polyolefin' a rubber-like material that can be reprocessed and is 100% recyclable. White TPO membrane roofing has a high level of reflectivity, maintaining a cooler interior temperature, and can therefore meet and substantially exceed Energy Star performance levels.
The TPO polymer does not contain chlorine and no chlorine-containing ingredients are added during production. It has a non-halogenated formulation and has hot-air welded seams. A TPO membrane roof demonstrates high resistance to breakage and tearing, is puncture resistant, and can withstand the uplift forces of wind. It is also highly resistant to mold and algae growth which can degrade the overall reflectivity of the roof.
The TPO membrane roof has strong roofing industry credibility and demand based on its quality, durability, longevity, & energy efficiency.
Cedar Siding
The Z-Haus in clad in high quality tight knot cedar siding. Natural wood was selected for its durability and subtle material texture. The tongue and groove siding was pre-primed on all sides. The exterior paint is Sherwin Williams "Super Paint" with a 25 year product warranty.
Rain Screen
Rain screens have long been a part of European architecture and are becoming more common in the US. In a rain screen, the siding is held off of the building wrap and sheathing allowing air to circulate behind the siding minimizing any potential moisture buildup. This air space also provides an additional thermal buffer increasing the performance of the envelope system. The circulating air also helps prevent mold and mildew growth that can cause 'Sick Building Syndrome'. When a rain screen is properly incorporated into the design of a building the longevity of the building is increased, and maintenance costs are lower for the building's owner.
Plywood Sheathing
Plywood sheathing was used for all exterior walls rather than OSB (Oriented Strand Board). Although Plywood is substantially more expensive than OSB it was chosen for its superior resistance to moisture damage.
Insulation
The Z-Haus has blown-in and sprayed-in insulation. Superior to batt insulation in that it thoroughly fills hard to get to spaces around plumbing, electrical and other inaccessible spaces, voids and cracks. Coverage is extensive and has both insulating as well as air sealing qualities.
Stack Ventilation Cooling
The vertical organization of the building lends itself to natural stacked ventilation. The operable skylight at the top of the stairway acts like a chimney in the warmer months drawing air up through the building providing gentle air flow cooling. In this way the home is passively cooled, eliminating the need for energy consuming mechanized cooling.
Windows
Attractive, ecological, nontoxic and renewable windows from Innotech. These uPVC windows save energy and heating costs while providing maximum protection against weather and noise.
uPVC is unplasticised PoliVinylChloride, a thermal product constructed of petroleum bi-product and salt (57% salt). It is colorfast, UV and impact resistant. This product has been expertly engineered and is scientifically tested in Europe where non-toxic, renewable building products have long been in demand. In fact, these steel reinforced windows have been tested after 30 years of service, and found to satisfy original specifications for quality of finish, weather resistance and structural performance.
U-Factor is a measurement, in BTUs, of how much heat is lost per hour per square foot of window/door area. The high performance windows in this building far exceed local building and Energy Star standards with U-Factor values between 0.27 and 0.28.
Window Trim
Painted Hemlock Wood (NOT Medium Density Fiberboard). The wood jamb and casing were glued, nailed and sanded prior to installation around window. This allows for a seamless appearance once painted.
Custom Sliding Wall Panel
These 8 X 8 foot sliding wall panels allow for acoustic and visual separation from room to room when closed. When doors are open, the room’s space and light flow seamlessly with the rest of the house.

All interior passage doors are solid core.

Radiant Hydronic Floor Heating
The Z-Haus is heated throughout with a radiant hydronic floor heating system. Radiant floor heat provides numerous benefits, including increased comfort, even temperatures, cleaner air, no cold drafts, no unsightly ductwork and no floor vents, all while being quieter and more energy-efficient compared to forced-air heat. The water in a radiant system has a capacity to transport energy 3,500 times greater than air, so it can heat using less energy than a forced-air system. This amounts to greater comfort at a lower thermostat setting, which provides lower energy bills. The water tubes in this system are integrated with a gypcrete slab below the wood floor. The gypcrete provides a thermal mass that distributes the heat more evenly as well as DECREASING sound transmission between floor levels.
Sustainably Harvested Oak Floor Throughout
Sustainably harvested white oak is used for all floors and stairs. The wood floors are finished with low VOC Pallmann's Pall Wax Oil. Unlike conventional urethane finishes which simply create a protective layer on top of the flooring, Pall Wax Oil finish penetrates the wood fibers giving the floor both durability and a velvet-like beauty akin to a fine piece of furniture.
Mail Receptacle
Generously sized mail receptacles keep the exterior entry visually tidy while providing a large mail receiving capacity.
Alarm System

Low VOC Interior Paint

A central vacuum system is one way to ensure clean and dust-free air. A VACUFLO system captures 100% of all vacuumed dirt, dust, odors and allergens. This house has been pre-plumbed and wired for a VACUFLO central vacuum system. There is an outlet at each floor level and one VacPan located at kitchen cabinet mop board.
Energy Star Certified
The Z-Haus has been Energy Star Certified by an independent Home Energy Rater. The Home Energy Rater conducted onsite inspections and testing throughout the construction process to verify that the building met Energy Star requirements. To be certified the Z-Haus had to demonstrate that it is at least 20-30 percent more energy efficient than a standard new construction house.
Mechanical Room
All mechanical equipment is located in a generous, centrally located room. Both domestic hot water and radiant floor hot water are heated with high efficiency gas equipment. All exhaust venting, including bathroom fans, kitchen cooktop hood and dryer exhaust are vented through roof. This eliminates unsightly vents on siding, making for a clean, uncluttered facade.
Landscaping
The ENTRY COURT is made of individual concrete pavers that allow water to percolate through the joints between them reducing the amount of storm-water run off. Corsican Mint has been planted between the pavers and eventually will fill in making a lush and green entry patio.
The BACK YARD is fenced with high quality cedar boards, posts and cap for longevity and beauty.
A programmable Rainbird irrigation system is used to efficiently water exterior planted areas . There are three zones that deliver water with a drip system and pop-up head system. The control panel is located in the garage.
